Coastal Alabama foreclosure inventory drops sharply, short sales ramp up
GULF SHORES, Alabama -- New foreclosure inventory has dropped sharply, local Realtors say, but that doesn't mean that housing market has healed.
"In March, Fannie Mae and the asset managers were saying, 'Get ready.' The numbers were going to ramp up and it would be a big year,"' said Matt Mogan of REMAX of Gulf Shores. "Now they can't explain what's going on. We're not doing ourselves any favors by holding these back. Until they run out, we are not giving anyone's property a chance to appreciate."
From January through June, Alabama saw 9,473 filings, a 17 percent decrease from the first half of last year, according to RealtyTrac's latest report. June's total alone, 1,458 new foreclosure filings, was a 20.4 percent drop from June 2010.
The story was much the same in Mississippi, where the first six months of the year saw 1,872 foreclosure filings, a 16.5 percent drop from the same months in 2010. Mississippi's 308 new June filings represented a 13.2 percent decrease from the total of a year ago,
Nationwide, there were 222,740 foreclosure filings in June, down 29 percent from the year earlier.
"Processing and procedural delays are pushing foreclosures further and further out -- we estimate that as many as one million foreclosure actions that should have taken place in 2011 will now happen in 2012, or perhaps even later," said James J. Saccacio, chief executive officer of RealtyTrac.
3-year ARMs made in mid-2008 coming due by year's end
Another issue on the horizon: The 3-year, adjustable-rate mortgages that were made in mid-2008 are coming due by the end of the year, Realtors said. Many of those homeowners will see their monthly payments increase by as much as $1,000 to $1,500, which could push them into foreclosure or a short sale.
"The market is going to be driven by foreclosures for at least another two years," said Randy Brooks of REMAX Advantage in Daphne.
Market experts also predict that in the next two years, seven out of 10 resales are going to be short sales.
"So many homeowners out there are upside down and owe more on the home than it's worth," Brooks said. "If they have any fluctuation in their income it gets practically impossible" to make the payments.
Patrick Daily, owner of REMAX of Orange Beach, said that he is seeing a number of short sales and believes that many of his buyers prefer them to a foreclosure property.
He said that he thinks the banks favor short sales as well.
